Very quiet setting on the edge id the nature protected area "Cesane" and and the end of a small hamlet, from the tower there is a nice view to the green hills of the region. The stone built house and its antic tower is completely renovated and immediately habitable. Great attention was paid to the use of authentic and high-quality materials and the preservation of original details typical of the area. The result is a very cozy and lovingly furnished refuge for holidays or also as a permanent residence.

The larger private flat:
consists on the ground floor of an ample and cosy kitchen with wood stove (plus gas-fired radiators) and stairs to the upper floor, a small bathroom and a living- or bedroom (there is a passage to the holiday apartment if required). The upper floor can also be reached via the outside staircase with nice outdoor seating area and consists of a spacious kitchen-cum-living-room with fireplace, small storage room, bedroom, bathroom with shower and a small studio in the tower with access to the tower terrace.
The holiday apartment:
is also on two floors and an ecological construction technique with clay plaster as well as wall heating ensure a pleasant room climate. The ground floor with the spacious living room with kitchen, wood stove and private terrace with pizza oven is connected by an internal staircase to the upper floor with open sleeping gallery and bathroom.
Sufficient storage space for gardening tools is provided by a room in the tower and a spacious, ground floor room - both with separate access.
- Total land area:
About 1,200 m² garden. A part around the house is flat, offers seating on three different terraces and is planted with different kinds of Mediterranean herbs, ornamental and useful plants. The rest is partly woodland on a slope - made for imaginative expansion plans.
Good access via municipal paved road, in the valley (about 2 km) access to the superstrada to Fano.
Electricity and water connections are available. It is heated with wood (fireplace and stoves) and gas (wall heating and partly radiators).
If more space is required, another part of the house with an area of 100 m² can be purchased. More details on request.

3,66 % (incl. 22 % italian VAT) of the final agreed selling price.
If no indications regarding the energy efficiency were made in the description above, an italian energy certificate (APE = Attestato di prestazione energetica) is not yet available.
For an old farm- or country house the energy class G and thus a high energy consumption of more than 260 kWh/(m² * a) is to be expected.
